Many buyers don't realize how much assistance they may qualify for. Here are programs worth asking about.

Florida Hometown Heroes Housing Program

For: Healthcare workers, K-12 school staff, first responders, law enforcement, childcare workers, military and veterans

Up to $35,000 in down payment and closing cost assistance as a 0% interest, deferred second mortgage. Most buyers must be first-time homebuyers (owned no primary residence in the last 3 years); veterans with a valid DD-214 are exempt from that rule.

FL Assist

For: Florida homebuyers who qualify for a Florida Housing first mortgage

Up to $10,000 toward down payment and closing costs as a 0% interest, deferred second mortgage with no monthly payments. Repaid only when you sell, refinance, or move out.

HFA Preferred / HFA Advantage PLUS

For: Buyers using a Florida Housing conventional first mortgage

Pairs a conventional loan with 3%, 4%, or 5% down payment assistance as a forgivable second mortgage — forgiven 20% per year over 5 years.

FHA Loans

For: Buyers who want a lower down payment or have less-than-perfect credit

Down payments as low as 3.5% with more flexible credit requirements than a conventional loan.

VA Loans

For: Eligible veterans, active-duty service members, and surviving spouses

0% down payment with no private mortgage insurance required.

USDA Loans

For: Buyers purchasing in eligible rural or suburban areas

0% down payment for eligible properties — a lot of Lake County and the surrounding area qualifies. We can help you check a specific address.

County SHIP Programs

For: Buyers purchasing within a participating county

Counties across Central Florida (including Lake County) offer their own down payment assistance through their Community Services department, on top of state programs. Income limits and award amounts vary by county.
